We are still in what is called a seller’s market. Current stats continue to show a low inventory of homes on the market. New listings are up by 1.9%, which means that some sellers are taking advantage of the spring market. Price per square foot remains fairly steady at $196. Most homes are being sold at list price or over, which makes for a very competitive and rapid market.

AMELIA ISLAND MUSEUM OF HISTORY
I led two major historic restoration and addition projects at the Historic Nassau County Jail. The first included window restoration and replacement, the buildout of a library and archival space, and the implementation of new exhibits throughout the museum. The second included an addition with restrooms, elevator, kitchen, and the creation of a new entrance to the building. I raised both grant and private funds for these projects and managed each one from concept to completion.

RIVERSIDE AVONDALE PRESERVATION HEADQUARTERS
I raised grant and private funds for the full scale restoration of the Historic Buckland House. I managed the project from its planning stages to completion. The project included a new continuous footer for the foundation, window restoration, the installation of a kitchen and bathroom, opening up spaces to increase accessibility, interior and exterior painting and roof replacement.

My team has managed multiple single family and multi family home restorations in the Jacksonville Area. On Windsor Place, we restored the main house, including foundation, kitchen installation, bathroom refurbishment, restoring hardwood floors, expanding spaces to create a more open concept and painting. This project also included demolishing part of the non-historic garage and restoring the original carriage house rental unit. We were able to legally split the lot into two RE#s which allowed for the sale of the second lot to a builder, maximizing the return on this investment.
